Where are you based?We are based in Thornhill, Dewsbury (West Yorkshire). We offer face to face appointments in the Wakefield, Ossett, and Mirfield areas. Not to worry if you are further afield - zoom and telephone appointments can easily be arranged so that we can assist you wherever you happen to be (providing you're in the UK!).

I need a mortgage in principle....You'll need a mortgage in principle (sometimes called a decision in principle) to get your offer accepted on a property. Please fill out the contact form, email or give us a call and our adviser will arrange to get you a valid mortgage in principle as soon as possible.

I want to buy a house - when should I contact you?As soon as possible! In an ideal world we'd love to have our initial meeting with you as early as we can to get you in a great position to start offering on your dream home. Being prepared and organised will increase the likelihood of your offers being accepted. We can even give you some advice on the negotiation process! So whether you are looking to offer on a house next week or next year (or even if you offered yesterday) - please get in touch!

I need to remortgage - how far in advance should I contact you?We recommend getting in touch if your deal is due to end at any point in the next 12 months. We will assess your situation and come up with a plan going forwards to make the remortgage process as stress free as possible. If you have left it until the last minute and still haven't sorted your remortgage please give us a call and we will act on it urgently for you.

I want to move house - when should I contact you?We'd recommend to get in touch as soon as you start getting itchy feet so we can run through your options and give you a budget going forwards. It doesn't matter if you're thinking about moving in the next few months or in over a year's time - this process is all about planning. It's best practice to contact us before you put your house on the market but if you've accidentally skipped that step then just give us a call so we can run through things together. Moving home can be complicated but we can talk you through the entire process so you know what to expect going forwards.

Do you only work with a small panel of lenders?Absolutely not! We pride ourselves in being able to offer a wide variety of solutions for our clients. Therefore we work with a comprehensive panel of over 90 different lenders. These range from your high street banks to the smaller building societies and even the more specialist lenders that you may not have heard of. This extensive network allows us to provide expert mortgage advice whether you are purchasing a home or remortgaging, ensuring our clients have access to a broad selection of financing options tailored to their specific needs.

Do you charge a fee?We only charge a fee on completion. That means either when you get the keys (if house buying) or when you have successfully remortgaged to a new lender. This prevents you from being out of pocket if something unforeseen happens during the process. Our fees vary depending on the amount of work anticipated but you will be given a quote to agree to before we carry out any work. Our typical fee is £495 for a purchase and £300 for a remortgage. The maximum we charge is £995 for debt consolidation and adverse credit cases.
